Why Not to Build a Pool with Your New Home Builder

If you are building a new home, home builders will typically offer to construct a pool for you as an upgrade option. To many, this seems like an ideal situation with one builder overseeing the complete construction project and having all major construction complete when you are ready to move in. The problem with this rationale is that these developers build houses, not pools and they typically subcontract the work out, squeeze the subcontractor on price and make a very nice mark-up at your expense.

Here are some additional reasons why you should think twice about putting your pool on the home builder's contract.
- Home builders typically offer package deals with very few choices leaving you little room to build the pool of your dreams.
- Every upgrade gets marked-up creating a nice profit for the builder.
- If your home builder is truly looking out for your interest he should work with your chosen pool builder to prepare the area for your new custom pool.
- Pool builders who work with home builders use it as fill-in work and typically cut their profit margins to meet the developer's price requirements. This means that when it comes to schedules and customer service the pool builder is going to put these types of projects at the bottom of the list. They may sometimes use unlicensed labor further affecting the quality of the final work.
- Will your home builder's house warranty also cover all aspects of your new pool? If you are deferred to the pool contractor's warranty, your home builder is not exhibiting much confidence in the quality of the pool subcontractor's work.
So contract directly with your pool builder before or right after you move in and make sure you get the pool that is right for you.
